As Owner’s Project Managers, Daedalus combines exceptional personal service with technical expertise to deliver the best possible results for our clients. We have successfully managed more than $1 billion in construction value since 1989.

Our team consists of seven highly qualified Project Managers, including a Massachusetts Registered Professional Engineer and a Massachusetts Registered Architect. The Project Managers work closely with our ten On-site Representatives, all of whom have over 20 years of construction experience and hold construction supervisors licenses. The majority of these Representatives have been with the firm for over eight years and have completed numerous successful projects with us.

Richard Marks, President and Founder of Daedalus, is personally involved in every project we take on. With over 35 years of experience, Richard is a recognized industry leader who is dedicated to ensuring that our clients’ projects meet the highest standards of construction quality.

The bulk of our project management work is in Massachusetts; as a result, we are very familiar with Massachusetts public bidding laws and regulations and have developed strong working relationships with most of the major firms in the state.

Budget Management

Comprehensive budget management is paramount to all successful projects. Our OPM team creates, monitors, and maintains a detailed Total Project Budget for all of our projects. Our staff provides detailed reporting to our clients to keep them informed of all project expenses through close-out.

Schedule Management

Our team manages the Master Project Schedule, which incorporates and tracks all major milestones. We integrate design activities with the permitting and approval process, thereby ensuring proper review time and helping to reduce the potential for change orders during construction.

Cost Estimating

Our Cost Estimating team is well-versed in the cost of key building materials and the current market value of construction projects, and provides a detailed review of all trades. Our estimates are also used to assist in value engineering, change order quantification, and verification of requisitions.

Value Management

The term “value engineering” is often associated with reducing or removing desirable design elements to meet cost. Instead, our team employs a “value management” approach which involves reviewing all materials and seeking innovative ways to reduce cost while still obtaining favorable results.

Design and Document Review

The Daedalus team provides a thorough review of the design and project documents at each stage of the design phase, in order to minimize gaps or duplications and reduce the potential for change orders. We carefully examine all drawings and specifications to ensure adherence with the program and the Owner’s requirements.

Codes and Regulations Review

Our firm has extensive working knowledge of the Massachusetts State Building Code, the Massachusetts Architectural Access Board Regulations, the International Energy Conservation Code, and the Americans with Disabilities Act. Our team provides comprehensive engineering and code review for all of our projects.

Sustainable Design Initiatives & Stretch Code

The Daedalus staff is highly experienced in the design and construction of sustainably designed facilities, including LEED and CHPS certified buildings. Our team, which includes LEED accredited staff, provides review and advice on all sustainable design elements, including potential energy rebates.

Procurement & Contract Management

Our OPM team provides oversight and management of the procurement of all required goods and services including Property Surveys, Peer Reviews, Commissioning, Testing, and any other required consulting services. We also monitor all services and tasks against contractual requirements.

Construction Oversight / Field Management

Our team monitors construction on site and performs quality control checks. We look at the schedule at both “macro” and “micro” levels and consider issues such as sufficient staffing, appropriate sequence of work, and whether materials have been ordered and/or are located or stored on site. Daedalus provides an On-site Representative for each project who documents all construction activities and provides detailed daily reports.

Project Close-out & Post-occupancy Review

We work hard to resolve issues as they arise during construction in order to reduce the number of potential issues that could come up after construction is completed. As the project wraps up, we are attentive to any outstanding issues and help establish sustainable solutions for their resolution. Our Project Managers will visit the site periodically during the warranty period to make certain that the contractor addresses any outstanding issues.
